GUIDE · LEAD FOLLOW-UP

How to follow up new launch leads without losing them

New launch leads are the most expensive leads you will buy and the easiest to lose. Most are lost in the first hour or the third week. Here is a follow-up plan that covers both.

1. Answer within minutes, not hours

A buyer who fills in a form for a new launch has usually enquired with more than one agent. The first useful reply sets the tone, and the agent who answers at 11pm while the others are asleep is the one the buyer remembers. Answer the actual question first (price range, unit mix, TOP), then ask one easy question back.

2. File every lead by project

One folder per launch keeps the right facts in front of you: when a buyer asks about Thomson Reserve, you need Thomson Reserve's unit types and prices, not a general script. It also lets you send launch-specific updates to exactly the people who asked.

3. Turn "I'll just walk in" into a meeting

The lead who plans to visit the showflat alone is the one you most often lose: they meet the developer's sales team and never come back. When a buyer mentions visiting, offer to meet them there, with one reason it helps them (which stacks are worth seeing, how the payment scheme works), and ask what time suits.

4. Send what they ask for, immediately

Floor plans, the brochure, the price list: send the specific file they asked for, not the whole 300-page kit. A 2-bedroom buyer wants the 2-bedroom plans.

5. When they hesitate, stop selling

"Still considering" is not a no. Drop the appointment, ask what is holding them back, and help with that. One hard close too many is how a warm lead blocks you.

6. Keep quiet leads warm on a schedule

A buyer who goes quiet for three weeks may still be deciding. A short, useful check-in the next day, then a light programme (a launch milestone, a price movement, a new release) keeps you remembered without pressure. Anyone who asks you to stop should never be messaged again.

7. Stay within the rules

On WhatsApp, a business can only message someone first with an approved template, and free-form messages are only possible within 24 hours of the buyer's last message. Marketing messages also have consent and Do Not Call implications. See WhatsApp's rules for property agents and PDPA and DNC for WhatsApp marketing.

How ORQADOS does this for you

Chloe answers new launch leads on WhatsApp in about a minute from your project knowledge, sends the floor plans for the unit type they ask about, offers to meet at the showflat and books it into your calendar, checks in once if they go quiet, and resumes the follow-up programme after three quiet days. See lead follow-up.

Questions agents ask

How fast should I reply to a new launch lead?

Within minutes. Buyers often enquire with several agents at once, and the first useful answer sets the tone. If you can't reply in person, use an assistant that answers from accurate project facts.

How often should I follow up a property lead who has gone quiet?

Check in once, a day or so after the last message, with something useful. If there is still no reply, move them to a light programme of genuinely useful updates rather than repeated chasers, and stop immediately if they ask you to.
